Dear Pleasant and Steamboat Valley Residents,

We are thrilled to share outstanding news: in the late hours of January 6, 2026, the Washoe County Planning Commission voted unanimously to deny the Sierra Reflections development application!

This victory is a shining example of what we can accomplish when our community comes together. The partnership between your PSVLA Board, the Washoe Valley Alliance, and the many passionate residents of Pleasant and Steamboat Valleys made this possible. Your voices, your time, and your dedication truly made a difference.

While we celebrate this important milestone, we are mindful that the process is not yet fully complete—the developers have 10 days to file an appeal. Regardless of what comes next, we have shown our strength, unity, and commitment to preserving the character of our valley. We will continue to keep you informed as updates become available.

Over the past year, your Board worked closely with the Washoe Valley Alliance to build a comprehensive, coordinated response to the massive 1,500-page application and its accompanying maps and exhibits. Thanks to the hard work of so many, our community presented what the Director of the Building Commissioners described as “The most organized and detailed opposition to a development plan he has ever seen.”

This is a moment to pause, appreciate, and celebrate the power of our collective efforts. Thank you to everyone who contributed—large or small—to this tremendous outcome.
